If you are a landlord and rent out your property, you are required to commission an EICR every 5 years. Even if you are an owner occupier, we recommend you do this every 10 years or so. If you are purchasing a new property, an EICR ahead of completion will determine whether there are costs to negotiate with the seller.
The EICR is primarily concerned with electrical safety. Testing each circuit and examining the state of the consumer unit / fuse board will establish the overall condition of your electrics, reveal if any of your electrical circuits or equipment are overloaded, find any shock risks or fire hazards, identify any defective electrical work and highlight any lack of earthing or bonding.
